We don’t build for the short term. We build for the future – developing neighbourhoods that equip cities for a better tomorrow. That’s why we take the long view, focus on durability, and consistently prioritise quality and well-considered design.

We always collaborate with renowned architects from both Belgium and abroad –professionals with proven talent for combining aesthetics with thoughtful layouts and functional, refined designs that serve residents and users alike.

Because we also purchase homes in our own developments and offer a dedicated rental service, we stay closely involved with every project – even in the long run.

Choosing established architects means benefiting from a wealth of residential design experience. Moreover, distinctive architecture brings lasting added value to the neighbourhood and the city.

Landscape design is an essential part of all our projects. It plays a crucial role in protecting biodiversity and mitigating climate change through systems like infiltration basins (wadis).

We use high-quality materials and opt for intelligent layouts to create optimal living comfort for residents.

By building lively, green, and pleasant neighbourhoods, we aim to reconcile expected urban population growth with quality of life.

Outdoor Spaces

Because outdoor living contributes to happiness, we consistently include generous outdoor areas – terraces, winter gardens, or rooftop gardens. Our buildings are also oriented to maximise views for every resident.

Focus on Biodiversity

To protect biodiversity, we install bee hotels and plant as many native trees and shrubs as possible to attract insects and birds. Where possible, we preserve existing trees. For instance, two centuries-old plane trees are currently undergoing specialised treatment to survive a necessary pruning process without damage.

Focus on Architecture

At Nieuw Zuid, no fewer than three Pritzker Prize-winning architects have designed buildings – a first in Belgium – alongside many other acclaimed Belgian and international architects. Today, guided architecture tours are even organised for enthusiasts.

Rainwater-Neutral Neighbourhoods

Infiltration basins, green roof drainage systems, and on-site water reuse relieve the pressure on sewers and gradually return excess rainwater to the soil. Evaporation, in turn, provides natural cooling on hot days.
